Rental Process

 

Search and Touring Properties

It can sometimes be difficult to find the right rental property in the Shenandoah Valley.  Unlike residential properties for sale, most rental properties are not entered into a central database.  You should start your search on our website.  If you do not find a property that fits your needs, please call one of our property managers to assist you in finding a property right for you.
 
Some rental properties may have current occupants.  Therefore, most property tours need to be schedule at least 24 to 48 hours in advance.  If you have found a property you would like to see, please contact one of our property managers who will schedule the tour and show you the property.
 

Making Application

Once you have found the property you want to rent, a property manager will ask you to make written application for the property.  This will require information such as your current address, former addresses, social security number and a non-refundable fee to administer a credit check.  Once the property management company has run credit checks on current applicants, the property owner may select the tenant whom they believe is most financially qualified to rent the property.  The application process usually takes 24 to 48 hours.
 

Reviewing The Lease

Prior to signing a lease, our property manager will review the document with you.  You should take the necessary time to fully understand the terms of the lease and ask question.  At the time of signing a lease, you will most likely need to submit a security deposit and the first month’s rent.  If you have a pet and the property you will be leasing allows pets, you will most likely need to also pay a pet fee and/or deposit.
 

Move In

At the time of move in, you will want to fully inspect the property to make sure all appliances work properly and any damage to the property is recorded with the property manager.   
 

Connecting Utilities

You will need to visit the various utility companies to have the water, sewer, electric, gas, etc… put into your name.  This will require a copy of your lease, a driver’s license and a deposit.  Please visit our Utility & Service Information section for utility contact information.
 

Property Upkeep

It is important that you maintain the property in proper physical and working condition.  Be sure to change air filters every 30 days and report and issues to your property manager immediately.  This will allow you to live in a more comfortable property and financially protect your security deposit.
 

Move Out

At the time of move out you will want to thoroughly clean the property and make sure it is in the condition when you moved in.  You will want to go through the property with your property manager to document any changes to the property condition or certify it is in proper condition to receive a return of your security deposit.
