Sure, you could have locked in a rate closer to 3% versus 4% but if you pull back and take a 5-10 year look at where the rates have been and where they are today, they are still unbelievably low.

Rather than thinking you “missed the boat” perhaps you might consider “jumping on the boat” and buy a home with more confidence as you invest in a stable market showing signs of growth.

We have been reporting for months that the number of contracts have been increasing, inventory has been remaining healthy (or lower than normal), and values have stabilized or increased, rates increasing is in my opinion one of the final pieces to the recovery puzzle.

By raising rates the Feds are indicating they actually believe what they are seeing in market recovery therefore, releasing some of the pressure to keep the rates artificially low.

Governor Bob McDonnell will be in Harrisonburg today as he is the keynote speaker at the Massanutten Technical Center (MTC) Certificate Presentation Ceremony June 5th 2013 at 7:00pm in the James Madison University Convocation Center.

Opening in 1972 MTC served is a joint career and technical education center serving the students of Harrisonburg City and Rockingham County Public Schools.

Directly benefiting students, area high schools have buses integrated into the school day to offer classes that teach skills, knowledge, and industry-based experiences necessary to attain success in career and community opportunities.

MTC is a tremendous educational asset in our Shenandoah Valley community, as adults can also benefit by continuing their education and working men and women can acquire new skills that greatly enhance their career prospects.

Just yesterday I was asked the question: “What should we be doing to get our home ready to sell?”  In my opinion these are the top 5 things you MUST do before listing your home.

1. Remove personal items

  • I am sure your family is very attractive and that you smile every time you look at that photo of your wedding day or Fido sleeping on the sofa however, nobody wants to see you in a home they are trying to imagine themselves in.  Remove everything from the refrigerator bulletin boards in the office, trinkets, etc…

2. Make sure the first 60 seconds will knock socks their off.

  • The look, sound, smell, and over all experience a buyer has once they exit their car, walk to your front door, and step inside will determine if they like your home or not.  People form a positive or negative opinion typically within the first 60 seconds and if it is negative it is really hard to turn it around.  Seal your driveway, mulch, weed, paint your front door, replace the hardware, clean the porch, etc…

3. Make sure there are no obstacles or eyesores

  • Open the walking pattern of your home.  Address any obvious maintenance and cosmetic defects such as caulking, touch up painting, cleaning (carpets, tile grout, etc…), loose hand rails, broken towel bars, etc…

4. Kitchens and baths sell houses so make them shine

  • Clear off counter tops and appliances, rid your refrigerator of all those tacky magnets, and old holiday cards, find a new home for your mixer, toaster, coffee maker, and wipe off that extra toothpaste off the bathroom sink every morning, etc…

A week or so of preparing your home can bring you a higher sales price and quicker sale don’t rush to get your home on the market when it just might not be ready yet, first impressions matter!

The pace of home sales continue to increase at a steady pace over the previous year (up 25%). This activity continues to eat into the supply of homes which should have a positive increase in median prices over the coming months. That said, median sales prices have decreased slightly (down $2,128) over the previous year while the time a property is on the market has decreased (down nearly two weeks).  April was one of the most active months in home sales in recent years with 100 closings. This is up 37% over the previous April. Median prices fell nearly 12% while median days on market fell over 6%.

Do you have a few hours and want to explore a beautiful and historical landmark right around the corner? Grand Caverns was discovered in 1804 and has been open for tours since 1806.  Currently there are daily and weekly tours available depending on the time of year.

During the civil war the cave was known as Weyer’s Cave after Bernard Weyer who discovered what we now know as Grand Caverns.  Recorded as an official National Natural Landmark Grand Caverns was visited by both Union and Confederate soldiers and it is a fact that there are over 200 verified civil war signatures located in the cave.

This is a great educational and fun place to visit in our Shenandoah Valley only 15-20 minutes from downtown Harrisonburg.
